LANDLORDS
We are a tech-enabled real estate company teaming up with your landlord to help them rent their apartments. We offer self-showing solutions via our block.a app to all renters making it easier and more convenient to rent an apartment, for both you and the landlord. Our app works as a key and unlocks both the building and apartment doors (*applies only to vacant apartments*). If you’re looking for an apartment, please click here to see our available apartments.
All vacant apartments can be toured using the block.a App. Our app works as a virtual key and unlocks both the building and apartment doors. When you arrive at the building click on the “Building” button in the app in order to enter the building. Click on the “Apartment” button to enter the apartment.
We ask all clients to verify their identity for safety reasons, as each client tours an apartment on their own. ID verification includes providing us with basic information such as
Email address
Phone number
Photo ID and selfie verification
ID verification can be completed directly on the block.a app and takes only a few minutes. We ask for your email address, phone number, photo ID (state/passport) and a photo verification.
When you find a place you like and want to submit an application, we charge a $20 fee per applicant on all of our apartments in the NYC area.
We have both No Fee and Fee apartments on our app. Please check the listing descriptions section for this information or feel free to reach out to our leasing team.
Our visiting hours for vacant apartments are 6am-9pm daily. For occupied apartments, please refer to the listing on our app. Each occupied apartment has a calendar with Open House dates and times. Occupied apartments can be toured by signing up for an Open House on our app.
Some of our apartments are No-Fee listings where we do not collect a broker’s fee. There are also listings where we do collect a fee, so please refer to listing descriptions on the app for more information.
You can sign up to tour an occupied apartment directly on the block.a App. Just tap “Schedule a Tour”.
Each occupied apartment has Open House hours set on our app. You can sign up for a tour directly on the block.a app. These tours are usually guided by the tenants or by a member of our team.
New timeslots are constantly added to the app. Join the waitlist to be notified of the next available open houses.
Our landlords accept US-based personal guarantors in the NYC area. Third-party guarantors are accepted on a case-by-case basis. We have worked with the following third-party guarantors in the past: Rhino, TheGuarantors, and Insurent.
In New York, your gross income should be equivalent to 40x the gross rent. If there are multiple applicants then the income would be a sum total of all incomes.
This varies landlord by landlord. The standard list of required documents is below:

2 Most Recent Pay Stubs
2 Most Recent Bank Statements
Most Recent Tax Return (2 Pages of 1040 or W2)
Additional Assets (Savings, Investments etc.) - Optional
